Rebed, repoint, or both?

The two jobs solve different problems, and the inspection tells us which yours needs:

  • Repoint only — the caps still sit firmly on sound bedding, but the pointing on the surface has cracked or flaked. We strip the failed pointing and re-apply flexible pointing. The smaller, cheaper job.
  • Rebed and repoint — the bedding mortar underneath has broken down, so the caps rock, lift or have slipped. We lift each cap, lay it on a fresh mortar bed, then repoint over the top. More work, but the only lasting fix once bedding has gone.

On older Highlands roofs the bedding has often failed too, so full rebedding is common — but we never charge for rebedding a ridge that only needs repointing.

Rebedding means lifting the ridge caps and re-laying them on a fresh bed of mortar. Repointing is applying a flexible pointing compound over the bedding to seal and finish it. Older Highlands roofs often need both; sometimes repointing alone is enough. We assess which during the free inspection.

How do I know my ridge caps need attention?

Look for cracked or crumbling mortar along the ridge and hip lines, loose or lifted caps, or fine mortar grit washing into your gutters. These are the classic early signs, and they're extremely common on Highlands roofs because of frost.

Is repointing cheaper than a full restoration?

Yes — if the ridge mortar is the only problem and the tiles are otherwise sound, repointing is a far smaller job than a full restoration. If the whole roof is tired, bundling the repointing into a restoration is usually better value.

How much does rebedding and repointing cost?

It's usually priced by the linear metre of ridge and hip capping. As a 2026 NSW guide, rebedding with flexible pointing tends to run in the order of $80 to $120 per linear metre, so a typical three-bedroom home with 25 to 40 metres of ridge often falls somewhere around $2,200 to $4,500. How long does flexible pointing last up here?

A correctly rebedded and flexibly repointed ridge should give well over a decade of service, often 15 years or more, even through Highlands frosts. The old rigid sand-cement pointing it replaces is what fails early, because it can't move with the daily expansion and contraction of the roof.
