Preparation is everything
In a climate as wet and cold as the Highlands, a roof coating is only as good as the prep beneath it. Skip a step and the coating peels within a couple of winters. Here's how we set a coating up to last:
- Clean — a high-pressure wash strips off the moss, lichen and chalky oxidisation that thrive in the damp Highlands air.
- Repair — broken tiles are replaced and ridge caps repointed so we're not coating over faults.
- Prime — a sealer binds the surface and gives the colour coat something to grip.
- Coat — two coats of a UV-stable, flexible membrane colour, applied evenly.
Because the surface flexes through Bowral's frost-and-thaw cycles, we use flexible membrane systems rather than rigid paints that crack in the cold.
Terracotta or concrete — what can actually be painted
This is where a lot of roofs get the wrong treatment, so it's worth being clear:
- Concrete tiles are the ideal candidate. They're porous and lose their factory surface over time, so a sealer plus coloured membrane both protects and restores them. Most roofs we coat are concrete.
- Glazed terracotta generally should not be painted — the baked glaze is the finish, and coating it rarely bonds well or looks right. A faded glazed terracotta roof is better cleaned and repaired than coated.
- Unglazed or weathered terracotta can sometimes be sealed and re-coloured with a system made for terracotta, but it's a specialist call we make on site, not a default.

Can you paint a concrete tile roof and a terracotta one?
Concrete tiles take a coloured membrane beautifully and are the most common roofs we coat. Glazed terracotta tiles usually shouldn't be painted, but faded or unglazed terracotta can be sealed and re-coloured. We'll confirm what suits your tiles at the inspection.
Is roof painting just cosmetic?
No. The right system seals the tiles and adds a waterproof layer, so it protects as well as refreshes. That said, painting only works on a sound roof — we'll repair and repoint first if needed, so you're not coating over problems.
How much does it cost to paint a tile roof in the Highlands?
Tile roof coating in NSW is commonly priced around $20 to $45 per square metre for a full prep, seal and two-coat membrane system, so a typical single-storey concrete tile roof of roughly 150 to 180 square metres often lands in the order of $4,500 to $8,000. Do I need to repoint or repair before painting?
Often, yes. A coating only performs on a sound surface, so cracked tiles get replaced and failed ridge pointing is rebedded or repointed before any colour goes on. Skipping that just seals problems under the paint. We roll any needed repairs into the quote so there are no surprises.
Will a coating stop my roof leaking?
A coating seals the tile surface and helps shed water, but it isn't a cure for a leak caused by failed pointing, cracked tiles or worn flashing — those are fixed first. Painting protects a sound roof; it doesn't paper over a fault.
